How much are my HOA Fees?
HOA fees are calculated based on the SF of the unit you purchased. HOA fees are $0.62/SF
Are there HOA fees at the closing?
Yes. Each buyer will pay up to 2 months in advanced HOA fees for their unit at closing. In addition to this advanced payment, each buyer will also make a Working Capital Contribution equal to 2 months of their HOA fee.
What is not covered by my HOA fees?
Electricity, water, internet, and cable/satellite TV services are not covered by the HOA fee.
Who is the property manager?
First Service Residential is the designated Property Management company for Pullman Gulch Union.
Are taxes prorated at closing?
Yes, they are prorated based on the date of closing.
What utilities are included in my HOA dues?
Gas.
What utilities do I need to activate and when?
Since electricity/water/sewer are submetered and handled by a 3rd party billing system, Management will transfer those services to each buyer effective your closing date.
What internet/cable providers are available at Pullman?
Comcast, AT&T and Google Fiber.
How and when can I activate my internet/cable service?
Prior to closing, buyers can have service scheduled to be active the day they close. Call the following numbers for each, and provide this address: 1212 Demonbreun Street Unit____, Nashville, TN 37064.
How much are my property taxes?
Your property taxes are estimated based on current Davidson County rates. Please visit www.padctn.com or reach out to a member of the sales team with questions.
What is the HOA pet policy?
Each unit has a pet limit of 2, there are no weight restrictions or dog breed restrictions at this time. Dogs must be on a leash at all times and are not allowed on the amenity decks. Additional pet guidelines will be discussed during orientation. All pets must be registered with Property Management.
What is the HOA property insurance requirement?
The HOA will require all owners to have a minimum of $500,000 in general liability coverage.
When will the cafe be open?
The opening date of the café is TBD, but HOA coffee service will be provided to residents until the café opens.
Can I smoke on my balcony?
No. Pullman Gulch Union is a 100% smoke free building, including balconies and all common areas.
How many keys do I get to my unit?
Each unit in Pullman Gulch Union is keyless and door locks are fob access. Fobs will be distributed by unit type as follows:
- a. 1-bed/1+bed units: 2 fobs provided at no charge, 2 additional fobs can be purchased for $75 each.
- b. 2-bed/2+bed units: 4 fobs provided at no charge, 2 additional fobs can be purchased for $75 each.
- c. 3-bed units: 6 fobs provided at no charge, 2 additional fobs can be purchased for $75 each.
Where do my guests park?
Guest parking is available in the 1222 Demonbreun St garage, 1st hour is free and paid by the hour after that.
CLOSING PROCESS
What is an blue tape walk?
Each condo has been thoroughly inspected , or “punched”, by the developer and GC, but each buyer also has the opportunity to do the same, and a blue tape walk, or initial buyer walk as it is commonly referred, is just that. Each buyer will walk their unit to inspect for cosmetic flaws and other imperfections, and a member of Pro Home, a 3rd party firm engaged by the developer specializing in blue tape walks, will guide you through the process. They will note any areas pointed out and orient each buyer with the mechanical workings of their new condo.
How long does it take?
Your walk should take apx 1.5 hours.
What am I supposed to be looking for on the walk?
Pro Home will guide you through the process, and you should look for things like paint or drywall defects, scratches on floors, loose hinges on cabinet doors, etc.… ProHome will document all items on a Pre-Closing Checklist and present the Checklist to the Seller for review and approval. All items agreed upon by Seller will documented and defined as Agreed Punch List Items. Your Agreed Punch List will be emailed to you by ProHome prior to your Final walk.
Will all my Agreed Punch List Items be addressed before closing?
Seller will make reasonable and good faith efforts to complete all Agreed Punch List Items prior to closing, however, the Purchase and Sale Agreement allows Seller up to 90 days post-closing to complete all items.
What is a Final Walk and when should it happen?
A Final Walk is an opportunity for a buyer to walk through their unit about a week from closing to check on the the progress Agreed Punch List. This is NOT an opportunity to inspect the unit again, and should take apx 30 minutes.
How do I schedule my Final Walk?
ProHome will schedule your final walk at the same time your Blue Tape Walk is scheduled.
How do I schedule my Orientation and Move-In?

What is an HOA orientation?
An HOA Orientation is a meeting with the HOA Property Manager, Amanda Harrison. Amanda will resister all owners and tenants the building system, program fobs and garage transponders, and provide each with an overview of the workings of the building including amenity hours, quiet hours, utility set-up, pet policy, moveins., and more.
How long does the HOA Orientation take?
Orientations should take no more than 1 hour.
Where does my HOA Orientation occur?
Orientations can either be done remotely over Teams, or in person at Pullman Gulch Union, 1212 Demonbreun St, Nashville 37203.
Is the HOA Orientation mandatory?
Yes. Every new owner and tenant must complete an orientation before they can be granted access to the building and their unit.
When can I move in?
Move-ins can occur once your closing is fully funded. However, to allow everyone an opportunity to use the loading dock and elevator for their move, all moveins must be scheduled through Amanda Harrison. Move-Ins will be scheduled 7 days a week In four time blocks: 8am-11am, 11am-2pm, 2pm-5pm, 5pm-8pm.
Are there any special insurance requirements for a moving company?
Yes. Your moving company must have at least $1 million in liability insurance. First Service recommends using the following moving companies:
